Safe first steps for an active roof leak

Prepare a clear repair brief

Use the observations below to organize a first conversation. Stay off the roof and keep clear of wet electrical equipment, damaged ceilings, and unsafe areas.

This checklist works in your browser. Check marks are not stored or sent anywhere. Print it if you want a copy to discuss with your contractor.

Request an inspection

Keep three things separate

Facts: what you observed safely, when it happened, and what records you have. Questions: what the contractor needs to investigate. Approval: the exact scope, exclusions, price, and change process you agree to in writing.

Confirm who can authorize work

Name the owner or authorized decision-maker separately from the person providing access. For a rental, condo, association, or commercial property, establish the approval process and the affected spaces before anyone promises a start date.

Build a clearer project brief

Use this worksheet to organize a first conversation about Emergency Roof Repair. A city or general location is enough; do not enter a full address, access code, financial information, or unrelated private details.

This site does not save or send this worksheet. Your browser may retain entered values. Use Clear worksheet notes before leaving a shared device. Printing uses your browser and selected printer or PDF destination.

City, neighborhood, or ZIP only. A full street address is not required.

Name the room, ceiling area, wall, roof section, drain, edge, or equipment area.

List dates, duration, wind direction, or weather conditions you actually observed.

Record known dates, locations, materials, contractors, and whether the symptom returned.

Examples: valley, wall, skylight, vent, chimney, drain, scupper, parapet, solar, or rooftop equipment.

List wide views, close views, interior symptoms, earlier repair photos, plans, reports, or invoices.

Describe only areas viewed safely from the ground, interior, or an authorized inspection.

Note locked units, unsafe areas, concealed spaces, blocked hatches, or roof sections not reviewed.

Authority and access contacts

List the person who can approve scope, price, and changes separately from the person who can provide site access. Write Not confirmed when a role is unresolved.

Include unit or area, notice requirements, gate or hatch coordination, parking, pets, alarms, restricted hours, and areas that remain unconfirmed.

List the cause, repair boundary, concealed conditions, testing, responsibility, or approval questions still unresolved.

Compare removal, preparation, materials, transitions, exclusions, permits, access, protection, cleanup, change process, and closeout records.
